(Keep this handy – it affects your mortgage, insurance, and ability to sell)


Before You Make Changes

  • Get written permission for:
    • Extensions, sheds, conservatories
    • New fences, walls, or gates (front/side)
    • Solar panels or other structural changes
  • Work must follow approved plans

🏠 Use of Your Home

  • Residential use – one family only
  • No visible trade/business (home office is fine)
  • Garage for parking or household storage only

🌳 Gardens, Open Areas & Protected Strip

  • Front areas = garden, drive, or garage only
  • Keep visibility splays (road corners) clear
  • Protected Strip – no digging, planting deep-rooted trees/shrubs, or building

🚗 Parking Rules

  • No regular parking of:
    • HGVs, caravans, boats, trailers, or similar
    • Commercial vehicles (unless in garage)
  • OK to stop briefly for loading/unloading/delivery
  • Don’t block shared drives, paths, forecourts, or communal areas
  • Visitor bays = visitors only, max 24 hrs

📢 Signs & Adverts

  • No signs except “For Sale” / “To Let” boards (may be restricted during development)

🐾 Pets

  • Domestic pets only, no breeding or livestock
  • Must not cause nuisance

🧹 Behaviour & Upkeep

  • No illegal, dangerous, or nuisance activities
  • Keep bins out of sight from street (except collection day)
  • Keep property tidy

💷 Payments

  • Service charges (Rentcharges) due: 31 Jan & 31 July
  • Late payment = interest & costs

⚠️ Why It Matters

  • Selling or remortgaging – You need a compliance certificate from the Management Company
  • Lenders won’t proceed if charges unpaid or covenants breached
  • Insurance – Breaches can affect cover
  • Costs – You pay to fix any breach plus legal/admin fees
