On-site Open Areas

One of the most visible parts of what the Spofforth Park Management Company (SPMC) does is looking after the open areas we all share. These spaces – from landscaped verges to play areas – are an important part of what makes our estate a pleasant place to live. Keeping them well maintained not only makes Spofforth Park look good, it also helps protect property values and creates a safe, welcoming environment for everyone.

Our Responsibilities Include:

  • Grounds Maintenance – Regular mowing of lawns, trimming of hedges, and care for flowerbeds and planted areas.
  • Tree Care – Monitoring tree health, pruning when needed, and removing dangerous or diseased trees.
  • Play Areas – Making sure everything meets safety standards.
  • Paths, Private Roads, and Cycleways – Keeping them clean, clear, and in good repair.
  • Litter Picking and Waste Removal – Clearing litter, debris, and any fly-tipping from communal land.
  • Drainage and Water Features – Maintaining balancing ponds, ditches, and other drainage to prevent flooding.
  • Signage and Street Furniture – Looking after estate signs, benches, noticeboards, and other shared fixtures.
  • Biodiversity and Wildlife Areas – Protecting natural habitats, planting for biodiversity, and avoiding unnecessary disturbance.
  • Health and Safety Compliance – Carrying out inspections to ensure open spaces are safe and meet regulations.
  • Planning Permissions – We oversee and enforce Spofforth Park’s planning and alteration permission process, ensuring residents’ proposals comply with the estate covenants, the Section 106 requirements, and any relevant statutory planning controls.

By taking care of these areas, SPMC helps ensure that Spofforth Park remains a well-kept, safe, and attractive community for all residents. It is part of our commitment to maintaining the quality of life on the estate and protecting the shared spaces we all enjoy.

Sustainability and Eco

Security and Safety

Keeping Spofforth Park safe and secure is a shared responsibility, and SPMC plays its part by maintaining communal areas to a high standard and taking action to reduce risks. Our focus is on creating an environment where residents and visitors feel comfortable, and where potential hazards are addressed quickly.

Our responsibilities include:

  • Lighting in Communal Areas – Ensuring street and pathway lighting is well maintained so shared spaces are safe to use after dark.
  • Regular Inspections – Checking play areas, paths, and open spaces for hazards, and arranging prompt repairs when needed.
  • Clear Access for Emergency Services – Keeping private roads and access points free from obstructions so emergency vehicles can get through at all times.
  • Signage and Information – Installing and maintaining safety signs where required, such as around play areas, ponds, or construction works.
  • Working with Partners – Liaising with Leeds Federated Housing Association, contractors, and where necessary, local authorities or the police, to address safety concerns.
  • Encouraging Resident Awareness – Sharing advice on responsible parking, reporting hazards, and being vigilant about unusual activity.

By combining good maintenance with practical safety measures, SPMC helps make Spofforth Park a secure and welcoming place for everyone.

Apartments and Visitor Parking

Apartments and Visitor Parking

SPMC is responsible for the management and upkeep of six apartment buildings on the estate, while Leeds Federated Housing Association manages two. We work closely with LFHA to ensure shared responsibilities are coordinated and that all apartment blocks, regardless of ownership, are maintained to a consistent standard.

For the apartment buildings managed by SPMC, our responsibilities include:

  • Maintaining communal hallways, entrances, and lighting.
  • Servicing lifts where installed.
  • Cleaning and upkeep of shared internal areas.
  • Maintaining fire safety equipment and ensuring compliance with fire regulations.
  • Overseeing repairs to roofs, walls, and structural elements.

Visitor Parking

Visitor parking spaces are for short-term use by guests and tradespeople, not for long-term resident parking or storage of vehicles. To keep spaces available and fair for everyone, SPMC asks residents to:

  • Use these bays only for genuine visitors.
  • Avoid parking resident vehicles in visitor bays overnight or for extended periods.
  • Report any misuse so that the spaces remain available for their intended purpose.

By looking after both the apartments and visitor parking fairly and consistently, we help ensure that all residents and their guests can enjoy a well-managed and welcoming environment.
